Sparrow Lake sits at the bottom of the Trent–Severn system, which means boat access to Georgian Bay and to Lake Couchiching without trailering anything.

Prices here are consistently below the equivalent frontage in central Muskoka, largely because the drive is less fashionable rather than because the water is worse.

What matters most on this lake is exposure and shoreline type. West-facing frontage with a gradual entry trades at a real premium over an east-facing rock shelf, and the difference is bigger than most buyers expect.
